To approve amendment to Town of Windham Land Use Ordinance, Chapter 140. Proposed Amendments to Sections 300, 400, and 800 to implement the 21st Century Downtown Plan for North Windham. Proposed changes include changes to the threshold for site plan review and the permitted uses, minimum lot sizes, net residential density, setbacks, and street and parking standards of the Commercial 1 and Commercial 2 Zoning Districts.

I. Council Action Requested.

To approve amendment to Town of Windham Land Use Ordinance, Chapter 140. Proposed Amendments to Sections 300, 400, and 800 to implement the 21st Century Downtown Plan for North Windham. Proposed changes include changes to the threshold for site plan review and the permitted uses, minimum lot sizes, net residential density, setbacks, and street and parking standards of the Commercial 1 and Commercial 2 Zoning Districts.

II. Basis for Council Action.
Council approval of this item is required because;
a) the Town may enact reasonable by-laws, regulations and ordinances for municipal purposes pursuant to Article I, Section 2 of the Charter, and
b) the Council has the authority to act as the legislative body of the Town pursuant to Article II, Section 3(I) of the Charter.
